满银降楼按利率创新低
加拿大满地可银行(BMO)昨日宣布再次调降房屋按揭利率,将5年期利率调降至2.99%,10年期利率调降至3.99%,其中10年期利率为加拿大有史以来最低,有可能引起其他竞争银行跟进,或掀起银行间的减息大战。
BMO在今年1月曾短暂将5年期利率调降至2.99%,但在几周之后即调高至3.49%,昨日决定再降回2.99%,并自昨日起实施。该银行同时亦宣布调降10年期利率至3.99%,将自11日(周日)起实施,而不管5年期或10年期的固定利率,均是以25年还款期作为计算基準。
BMO说,新调低的两种年期按揭利率,有效期将只到3月28日为止,银行鼓励计划购屋人士,应该在期限前申请,把握低利率的优惠。
在满地可银行首推5年期2.99%的优惠后,道明加拿大信託(TD Canada Trust)、加拿大帝国商业银行(CIBC)、皇家银行(Royal Bank)也被逼跟进,推出4年期2.99%的利率,利率相同,但年期的计算比BMO的5年少1年。
目前暂时不知道其他银行会如何因应BMO的再次降息,有经济分析师认为,BMO这次的减息虽然是一种「限时优惠」,但实施时间也有3周之久,对需要按揭的人士有如及时雨,但对其他竞争银行的按揭业务则产生相当威胁,等于大饼随时遭到瓜分。
只因全加楼市开始有降温?
有专家则认为,银行再次调降利率,应该与最新报告显示全加房屋市场开始有降温现象、从卖方市场逐渐转为买家市场有密切关係。
丰业银行资深经济学家及地产专家沃伦(Adrienne Warren)指出,整体房屋市场确实有降温现象,但在国际上仍比很多市场稳定。但她提醒,如果职位的增长明显放缓,又或者家庭的债务增加,则确实将会连累房屋市场。
银行减息自然受到买屋人士的欢迎,但却引起加拿大中央银行行长简尼(Mark Carney)及财政部长费拉逖(Jim Flaherty)等决策高层的忧虑。
简尼即说过,担心减息养大了加拿大人对借债的胃口,费拉逖则警告加拿大人必须注意家庭财政,量入而出。
